
SAN JOSE — A one-time San Jose bathhouse that claimed it was forced out of business due to pandemic-linked restrictions has been bought by an Arizona investor after attempts to revamp it as an office hub failed to entice tenants.
The Watergarden, now reimagined as a creative office center at 1010 The Alameda, was bought for about $2.5 million, according to documents filed on Sept. 9 with the Santa Clara County Recorder’s Office.

An affiliate headed up by Shivam Bhanvadia, an Arizona-based business executive, was the buyer, public records posted by Santa Clara County and the state government show.
Over a period of 43 years, Watergarden operated as a private men’s health club. It closed in 2020.
“It is with the deepest regret that we must announce our permanent closure due to the COVID-19 pandemic,” Watergarden posted on Facebook in July 2020. “Due to the ongoing closures of businesses and unknown dates for a possible return to normal, we are not able to reopen.”
In 2021, an affiliate of Briggs Development paid $4 million to buy the property. By the fall of 2022, it had refashioned the Watergarden into a creative workspace.
The site consists primarily of 10,900 square feet of office spaces that can be divided into as many as four office suites, according to a marketing brochure that Cushman & Wakefield, a commercial real estate firm, had circulated.
The office property also features four breakout rooms, a courtyard and an outdoor seating area, stated the brochure, which was authored by property brokers Scott Prosser, Brandon Bain and Jack Depuy. The seating areas will enable additional collaboration.
“1010 The Alameda is conveniently located among the plentiful amenities of Midtown San Jose and downtown San Jose, is walkable to transit, and provides easy access” to major freeways, Cushman & Wakefield stated in the marketing brochure.
